Security deposit is one month’s rent (fully refundable upon satisfactory leave). 

This is a month-to-month rent with a request for 30 day notice upon leaving. Can be prorated. Payment due when you first arrive and then on the 1st of every month hereafter. 

The move-in date is available as of this posting. 

Must be ok with living with other roommates including myself the  homeowner. New house in a newly built community with all modern upgraded appliances. Gated community with its own park and other nearby parks. House is a smart house with alarms and security measures. Each roommate will be provided with the gate code and house code.

The room is a 10’ x 10’ carpeted room with a ceiling fan and dimmable lights, windows tinted for privacy and cooling. In addition, each private room will have its own door lock. Can be furnished for higher rent. The master bedroom ensuite is 14’ x 16’ with the following details of the other room in addition to it’s own private bathroom. House is 1900 sqft total. Bathrooms are shared among the roommates. Master Bedroom suite will have its own master bathroom and walk in closet..

The rooms are of similar dimensions with slight variations in square footage, all carpeted rooms with a ceiling fan and dimmable lights.. In addition, each private room will have it’s own door lock. Can be furnished for higher rent. 

All utilities included in monthly rent (electricity/internet/water/AC). 

Furnished living room, kitchen, and backyard access. All new furniture. All kitchen access (except for personal foods). Kitchen and dishwares provided. 

AC kept at a cool temperature all day long. A robovac cleans all the living room and kitchen every morning. 

All new appliances are available for use including laundry and dryer, dishwasher, gas stove, microwave, and refrigerators. High-speed Fiber optics internet with fast wifi, unlimited internet usage. If you need extra accommodations, please let me know and we can possibly work it out for an extra cost. 

No pets 

No smoking or vaping on property. 

No use of marijuana on property. 

No illicit drug use 

No guns 

No partying 

Overnight guests are flexible, please respect the other roommates. 

Expect street parking. Drive-way parking if it is available. I provide a free background check for all roommates. 

I will give you a 30 day notice to leave if the lease must be broken for any reason. Any modification or alterations to the contract that are subject to change will be informed to the roommates in a timely manner to allow preparations to be made.
